From City Centre towers to the lake
Mississauga’s condo market runs from the high-rise towers around Square One to lakeside buildings in Port Credit and mid-rise buildings in between. Towers near City Centre tend to be newer with big amenity packages, while many lakeside and suburban buildings are older, with larger suites and higher fees.
At a Mississauga open house, ask what the fee includes (some cover heat, hydro and water, others don’t), how many elevators serve the building and how long they take at rush hour, and whether there are visitor parking limits. These are the things owners notice every day and listings rarely mention.
The host works for the seller. The fine print works against you.
A condo open house shows you the view, the finishes and the staging. It doesn’t show you the reserve fund, the special assessment on next year’s agenda or the rules that decide whether you can rent the suite out. Bring one of our preferred realtors who are condo specialists and walk in with someone reading all of it on your behalf.
Pick a suite to tour- Status certificate Reserve fund health, lawsuits and anything owing on the unit.
- Special assessments Big repairs the board has planned that owners pay for.
- The monthly fee What it covers, and how fast it has been rising.
- Parking and locker Owned, assigned or rented, and whether they are on title.
- Building rules Rentals, short-term stays, pets and renovations.
- Sold prices in the building What similar suites actually sold for, floor by floor.
